Cutting Cost on Education (New Paradigm)

I coach a college team at a DII school in Ohio. I see a lot of kids come in and a high rate leave after the first year of sticker shock hits them and their family. Most resort to community college but let's be real for first time college attendees in a family they may just never continue on. In my location there is really affordable housing next to the campus. The neighborhoods are nice and many are rentals by smart and savvy investors who charge almost as much as the school for living. I am seeking seed money that along with my own money will be able to buy a home outright free and clear. Rent to the students would be nominal at about $200.00 a month where the competition is charging 350.00. The monthly rental money would go into an escrow account for future repairs and future purchases of similar homes. Over time there would be a legacy built of homes purchased through the students hard work with affordable rents passed on to other students. If a student, can not only cut their cost by two thirds and not finance that saved third, it will not only put them in a better position once they graduate but maybe keep them in a great school that they could not otherwise afford.
This model can be used in a lot of other college towns like the one that I am in.
