Help Amma Get "Home"

Hi! My name is Amma and I am trying desperately to buy a small house I found in California as a first time buyer. It honestly took me a long time to ask for help but I am here hoping for some.
I found a small house in Westwood, California. It is a two bedroom, two bath house in the mountains which I NEED to get into. I've worked hard for the last 19 years and have never had my own house to call home. I've struggled all of my life and have always paid rent with God grace along the way. My friends call me a fighter or a warrior. I do believe in miracles and hard work having the potential to create success. Close friends who are really like family, have seen me trying to create as much success as possible and tackle a new challenge with buying a house. I guess I also always believed it would happen to me one day; having "home." I am going to be 34 on July 5 and I am exhausted in the survival tactics of life and just want to have that security everyone feels at the end of the day when they walk inside their house which they know will never go away. I've given a lot to the world and always will I feel since I believe in the good of others. I don't have immediate family to offer financial assistance and am crossing my fingers for your support.
I managed to save up $3000 towards the down payment of the house, which was a huge struggle and sacrifice, but I never felt so good to have accomplished that goal. It is sitting in my Citibank account waiting for the green light. The owner is asking $29,000 and he is wiling to owner finance with $5000 down as the deposit plus splitting the legal closing costs at 50/50. Ryan, the sweet agent is assuming $2000 - which totals $4000. I cannot get a loan and have tried EVERY avenue possible. I've been on the phone for the last two months with every possible bank, government office, grant giving non profit and either my poor credit denies me or grants have been used or the county is not giving. I've lost sleep in the attempts and am not giving up on the possibility.
The Good News!
I found a loan that will cover repair costs with Lassen county. The house is a fixer upper and is far from a Hollywood house. It needs a lot of work & that in itself is the next challenge, IF you can help. I actually qualify for their repair assistance program since I am low income at the moment and Jamie in the county office has been amazing to support me with the details in my challenge.
Today, I couldn't continue to make one more call, because for the first time, I wanted to give up. Yet, I believe in God strongly and HIS power has me here, hoping, pushing with the very last possibility I can think of.
