Real Estate Scam: Lost My Home & Business

Hi, I’m a 60 year old woman that has lost her home to a real estate scam. The realtor that I used was also the home owner, and we entered into a lease to own contract. My monthly payments were to go towards the down payment for the home. I lived there a little over three years before I found out that the mortgage had not been paid or the home association dues and taxes. The day someone from the bank knocked on the door to service the foreclosure notice I had 6 foster children that lived with me and also I was a licensed child care provider with 9 children enrolled. I was devastated to say the least.
I had used all my savings to get into this home and to furnish it for foster children and the child care. It was a business that I transferred from another location. I had worked with foster children and child care for over 15 years. I had to close down my business without much notice, I was not prepared for the move. My whole life has been effected and also the lives of the children that were under my care.
Since then I have not been able to find work because I have been out of job market since age 45 and now at 60 not too many people are hiring someone my age that has not worked outside the home in 15 years. Currently I live in a small mobile home for 55+. I’ve sold all my furniture except for my bed. It’s hard for me to keep up with the rent and my car payments now. I’m seeking help so that I can get into another house and go back into fostering children and running a licensed child care so that I can support myself until retirement.
